    • 摘要 要想知道一家企业的发展状况,企业的盈利能力分析是至关重要的其主要是分析企业在经营管理的过程中存在的问题,及时采取措施,解决困境,在企业管理层的角度来讲,改进企业的财务状况和经营状况是管理层要实现的目标;而对于企业董事层来讲,提高企业的盈利能力,促使企业迈向更广阔的发展平台是决策层要实现的目标从根本上来讲,利润最大化是企业所有人追求的终极目标盈利能力分析是对企业外部的财务数据进行分析,从而做出企业的盈利能力评价房地产的发展是许多国民关注的热门话题近年,房地产作为我国的国民支柱产业,不仅能提高我国的GDP,而且能够带动相关产业的发展但是,由于我国经济的发展,进军房地产行业的企业越来越多,导致房地产行业的市场越来越小,还有一个重大的原因是我国制定的对于房地产行业的政策越来越严格等因素的影响,房地产企业要想生存下去并且在行业中取得有利地位,就需要进一步分析企业的财务情况和经营情况,因此财务分析就变得尤为重要企业盈利能力的分析方法有很多,企业可以根据自身的需求选择适合自身的盈利能力分析方法,但是从国外引进的杜邦分析法,确实这些方法中最常见的,本论文通它把财务分析过程分成三大指标,资产周转率、销售净利率和权益指数,然后对这三个指标进行进一步分解,最后将这些指标以及驱动因素结合起来。

      通过这三个指数的分解,就把企业在盈利能力、营运能力、以及偿债能力很好地结合起来,反映企业的方针以及策略本文运用改进后的杜邦分析法和连环替代法这两种分析方法,根据恒大地产近几年的财务报告并提取相关财务数据,来对恒大地产的财务情况以及经营状况进行分析,然后对恒大地产存在的问题提出合理的建议,目的是帮助企业更好地发展 本论文的研究思路如下:全文分为四章,第一章为绪论,主要通过论述我国以及发达的资本主义国家对企业进行的盈利能力分析的研究和文献,进一步引出本文的研究背景以及研究意义,与此同时也基本确定了本文的内容、目标以及研究方法第二章是解释相关概念和理论,这其中包含有盈利能力分析的基本理论--主要是通过基本理论来探讨适用于本文的研究方法;盈利能力分析的一般方法;杜邦分析法;以及这种方法由于时代的发展由此而产生的弊端,以及改进后的杜邦分析法,通过上述几种方法的阐述为接下来的论文写作提供相关的理论基础第三章以恒大地产为案例,运用杜邦分析法来分析近几年恒大地产的财务状况,以此达到分析其盈利能力的目的第四章对于恒大地产的盈利能力方面的问题提出一些方法和对策关键词:杜邦分析法 房地产 盈利能力分析 Abstract In order to know the development status of an enterprise, the analysis of its profitability is crucial. It mainly analyzes the problems existing in the process of operation and management of enterprises, and takes timely measures to solve the difficulties. For the corporate directors, improving the profitability of the enterprise and promoting the enterprise to a broader development platform is the goal to be achieved by the decision-making level. Fundamentally, profit maximization is the ultimate goal pursued by all business owners. Profitability analysis is to analyze the external financial data of an enterprise, so as to evaluate the profitability of the enterprise. The development of real estate is a hot topic among many people. In recent years, real estate, as a national pillar industry, can not only improve China's GDP, but also drive the development of related industries. However, due to the economic development of China, to enter the real estate industry more and more enterprises in real estate industry market is more and more small, there is also a major reason is the setting for the real estate industry in our country is more and more strict, the influence of such factors as policy of real estate enterprises want to survive and get better position in the industry, requires further analysis enterprise financial conditions and operating conditions, so the financial analysis becomes especially important.Enterprise profitability analysis method has a lot of, which is applied to the analysis of enterprise financial status of the most common analysis method - dupont analysis method, this paper through this approach to financial analysis process is divided into three major indicators, asset turnover and sales net interest rates and equity index, and then to the three indicators for further decomposition, finally combine these indicators and drivers. Through the decomposition of the three indexes, the profitability, operating capacity and solvency of the enterprise are well combined, reflecting the enterprise's policy and strategy. This paper USES the improved dupont analytic method and serial replacement method, the two analysis methods, according to Evergrande real estate in recent years, the financial report and extract the relevant financial data, to Evergrande real estate financial situation and operating conditions were analyzed, and then the Evergrande property existing problems put forward reasonable Suggestions, purpose is to help enterprises to better development.Research idea of this paper is as follows: the full text is divided into four chapters, the first chapter is introduction, mainly discusses our country and the developed capitalist countries to the profitability of the enterprise research and the analysis of the literature, further raises the research background and research significance of this article, at the same time also to determine the content of this paper, basic objectives and research methods. The second chapter explains relevant concepts and theories, including the basic theory of profitability analysis. General methods of profitability analysis; Dupont analysis; As well as the disadvantages of this method due to the development of The Times, and the improved dupont analysis method, the elaboration of the above methods will provide the relevant theoretical basis for the following paper writing. third chapter takes Evergrande real estate as an example and USES dupont analysis method to analyze the financial situation of Evergrande real estate in recent years, so as to achieve the purpose of analyzing its profitability.
